These terms govern the sale and use of RelaisIA services. They are written in plain language, with no hidden clauses. By purchasing a service or using this website, you accept them.
01Purpose and acceptance
These terms apply to every purchase of a service from RelaisIA and to the use of the relaisia.com website. Who sells it to you depends on the service you purchase:
- The Broker's AI Cabinet is sold by 9575-7738 Québec inc., a corporation incorporated in Quebec, doing business as Relais IA Immo.
- Agency engagements are carried out by Logiciel Swelio Inc., a corporation incorporated in Quebec, doing business as RelaisIA.
These terms form the agreement between you and the company that sells you the service, referred to here as "RelaisIA". If a separate written agreement is signed for a specific engagement, that agreement prevails on the points it covers.
Our services are intended for businesses and professionals acting in the course of business, not for consumers buying for personal use.
For an agency engagement, the signed agreement prevails over these terms, which then apply only to the points it does not cover.
02Two kinds of services
RelaisIA sells two very different things, and the rules are not the same. Find yours before reading on.
| The Broker's AI Cabinet | Agency engagements | |
|---|---|---|
| The seller | 9575-7738 Québec inc. (Relais IA Immo) | Logiciel Swelio Inc. (RelaisIA) |
| What it is | A fixed-price product, installed on your computer | A custom engagement (automation, advisory) |
| Price | Shown on the offer page, paid online | Set by quote, after discussion |
| Governed by | These terms | The written engagement agreement first |
| Applicable sections | 04 to 07 | 08 to 17, plus the agreement |
The exact scope of the deliverables is the one presented on the offer page at the time of purchase, or in the accepted quote.
03Pricing, payment and currency
- Prices are shown in Canadian dollars, plus applicable taxes.
- For the AI Cabinet, GST and QST are added to the displayed price and appear at checkout.
- Payment is made online by card, through Stripe. A financing partner may offer installment payments at checkout; that partner sets the terms of the financing.
- A detailed invoice, showing the amount of each tax, is emailed after every successful payment.
- Prices may change at any time, without affecting purchases already completed.
04AI Cabinet: what is included and what is not
Sections 04 to 07: AI Cabinet product only.
Included: the assistants delivered on installation day, in the version current on that day, plus the installation session and onboarding. The list of assistants is the one on the offer page at the time of purchase.
Not included: the subscription to the artificial intelligence service the assistants need to run. It is purchased directly from the provider, in the client's name, at the client's expense. Also not included are assistants or modules created after the installation, which are sold separately, and technical support after the installation, which is offered as a monthly subscription and described in section 07.
05AI Cabinet: the installation session
After payment, the client books their installation session at a time that suits them, using the link provided. The session is held by video call, or on site when agreed, and lasts about one hour.
The tools are delivered through a download link issued in the client's name. The link is opened for the installation and closed afterward.
The client must be at their workstation, on their usual computer, with access to their tools. Otherwise, the session may need to be rescheduled.
06AI Cabinet: cancellation, rescheduling and refunds
- You can reschedule a session at any time, using the link in your confirmation. Reasonable notice is appreciated.
- Before installation: as long as the installation session has not taken place, the amount paid is refundable on written request.
- After installation: once the service has been fully performed and the tools delivered, the amount is no longer refundable.
If something does not work as advertised, write to us before requesting a refund. In the vast majority of cases, it can be fixed.
07AI Cabinet: technical support
Technical support after the installation is not included in the purchase price. It is offered as a subscription, at $99 per month, through our community for AI Cabinet clients. It covers your questions about using the delivered assistants, and repairs when a delivered component stops working, including when a third-party software update is the cause. Fixes and updates to the delivered assistants are also distributed through the community.
There is no commitment: you can cancel whenever you want. Your AI Cabinet remains yours and keeps working.
It does not cover the creation of new features, in-depth team training, or troubleshooting third-party tools we did not build.
08Your obligations
- Provide accurate information.
- Hold the necessary rights to the content and access you use.
- Use the delivered tools in compliance with the law and, where applicable, the rules of your professional order.
- Keep your credentials to yourself. We never ask for them.
09Intellectual property
The methods, templates and tools designed by RelaisIA remain its property. The client receives a personal, perpetual right to use them for their business. This right covers one person, on that person's own workstations. In a team, each member needs their own installation.
Each delivered copy carries a unique identifier tied to the buyer's name, so its origin can be traced.
The content the client produces with these tools belongs entirely to the client: their analyses, their listings, their emails, their documents and their files. RelaisIA claims no rights in it.
This right of use does not allow, directly or indirectly:
- reselling, renting, distributing or licensing all or part of the deliverables to a third party, free of charge or for a fee;
- installing the delivered tools, or any part of them, on the computer of a person who has not purchased them;
- reproducing, adapting or rewording the content of the delivered tools to build a product or service offered to others;
- using them to create, have created or help anyone create a competing product or service, or reverse engineering them for that purpose.
If the delivered tools are installed for a third party or resold in violation of the above, RelaisIA is entitled to CAD $3,000 per person so equipped, as a pre-estimate of damages within the meaning of articles 1622 and following of the Civil Code of Québec. This amount reflects the lost sale price and the cost of rebuilding the business relationship. It is in addition to reimbursement of the reasonable costs incurred to enforce these terms. If the actual loss exceeds this amount, RelaisIA may claim the difference.
10The figures we publish
The time savings shown on our website are estimates drawn from real cases, not a contractual commitment. Each figure applies to the offer on the page where it appears, and not to the other one:
- The figures on the Broker's AI Cabinet page come from real estate brokers who use that product.
- The figures on the agency pages come from custom engagements in other industries, with different scopes.
Results depend on your volume of business, your tools, your organization and how you use them. What we promise is that the deliverables do the work described (verified with you at installation for the AI Cabinet, and set out in the agreement for an engagement), not that they save you a specific number of hours.
11What artificial intelligence does not guarantee
The delivered tools rely on artificial intelligence models. These models can produce inaccurate or incomplete results.
The client remains responsible for checking every result before using it, especially for a contractual document, a calculation, a deadline or a communication to a third party. Our tools assist a professional; they do not replace one, and they do not constitute legal, accounting or other professional advice.
12AI Cabinet: your computer, your accounts, your responsibility
This section applies from the moment the AI Cabinet is installed on your computer. It complements sections 08, 11 and 13.
What RelaisIA provides. A work tool: assistants built on Claude Code, a technology from Anthropic, installed on your computer and configured based on your answers. RelaisIA does not hold a real estate brokerage licence, provides no brokerage services and gives no professional, legal, tax, accounting or appraisal advice.
RelaisIA has no access to your computer outside the sessions you open with it. It does not see your files, your accounts, your communications or what your assistants do. It keeps no copies and does no monitoring. At your request, a maintenance tool can prepare an anonymized summary of your usage. Nothing leaves your computer until you have reviewed and approved it.
Your assistants act on your behalf. They work on your instructions, with your accounts, your credentials and the permissions you granted them at installation. You can withdraw those permissions at any time. Any action an assistant takes on your computer or in your accounts is deemed taken by you. You alone bear the consequences: the content produced, and anything sent, published, signed, entered or filed in any system, yours or a third party's.
Work in your browser. Your assistants can act in your browser, in the sessions you have opened: Centris, Matrix, your forms, your document repository, your e-signature tool, your CRM. They act there with your access, just as a member of your team sitting at your desk would. Your passwords stay in your browser's password manager. RelaisIA never receives them.
Automated tasks and remote work. Some assistants can work while you are away from the screen: a routine scheduled for the morning, a request sent from your phone, or a mode in which the assistant no longer waits for your approval at each step. These settings are configured with you at installation, and you can change them at any time. What an assistant does in these conditions is deemed done by you, like everything else.
Your messages to your clients. The emails, campaigns and posts your assistants prepare go out from your accounts, in your name. You are responsible for complying with Canada's anti-spam legislation, for your recipients' consent and for your profession's advertising rules.
You check before you use. Your assistants prepare and propose. By default, they ask for your approval before signing, sending or publishing anything. You are responsible for reviewing and approving all content before you use, send, publish or file it. Content you approve becomes yours.
Your professional obligations remain yours. You remain solely responsible for your professional, ethical and legal obligations, including those under the Real Estate Brokerage Act, its regulations, the OACIQ rules and privacy laws. Using an assistant does not relieve you of any duty to advise, verify, inform or keep records. It is up to you to inform your own clients that you use artificial intelligence tools and to obtain the required consents. The document templates provided for that purpose are guidance, not legal advice; have them reviewed and adapt them to your situation.
Your access to third-party systems. You are solely responsible for your access to Centris, Matrix, your CRM, your signature and document tools and your artificial intelligence provider, and for complying with each one's terms of use. You keep your credentials to yourself and do not share them with RelaisIA. If a third party restricts, suspends or closes one of your accounts because of how you use it, RelaisIA is not liable.
Your computer. You are responsible for the security of your computer: backups, passwords, updates and protection software. Any change you make to the delivered tools, or have a third party make, is at your own risk; the technical support described in section 07 does not cover a modified component.
What RelaisIA is not liable for. RelaisIA is responsible for the delivered tool, as delivered and verified with you on installation day. It is not responsible for your professional decisions, the content you approve or distribute, errors in the data and documents you provide, the consequences of third-party access, data loss on your computer, or any failure on your part to meet your obligations.
You hold RelaisIA harmless. You agree to indemnify and hold RelaisIA harmless from any third-party claim, including from your clients, a regulatory body or a system provider, arising from your use of the tools, from content you approved or from a breach of your obligations, including the reasonable costs of responding to that claim.
This section applies to the extent permitted by law. It does not apply in the event of gross or intentional fault by RelaisIA.
13Limitation of liability
RelaisIA undertakes to provide its services with skill and diligence.
It cannot be held liable for indirect losses, including loss of profits, customers or data. In any event, its total liability is limited to the amount the client paid for the service concerned.
These limits do not apply in the event of gross or intentional fault, or where the law does not allow such limits.
14Confidentiality and data
Everything we see during an engagement is confidential. The handling of personal information is described in our privacy policy, which forms an integral part of these terms.
15Use of the website
The content of relaisia.com is provided for information purposes only. It may change without notice. Reproduction for commercial purposes is prohibited without written permission.
16Changes to these terms
These terms may be changed. The version that applies to a purchase is the one in effect at the time of that purchase. The date of the last update appears at the top of this page.
17Governing law and language
These terms are governed by the laws of Quebec and the laws of Canada applicable therein. In the event of a dispute, the courts of the judicial district of Montreal have exclusive jurisdiction.
The French version of these terms is the official version and prevails. Any translation, including this one, is provided for convenience only.
